The topic of this bachelor's thesis is the elaboration of project documentation for a new family house with a functionally separate confectionery plant, which forms a separate operational and functional unit (has a separate entrance). The building is located in an undeveloped locality of the village Prace in the cadastral area of Prace, Brno-venkov on the plat number 776/7 and plat number 776/8. The land is located on Blažovská Street. It is a two-storey family house with a partial basement and a hipped roof of small slope. Part of this new building is also an outdoor warehouse and a garage with a flat roof, which forms the space of the terrace on the second floor. Two terraces are also located on the first floor. The family house is the dominant building thanks to the columns supporting the terrace and balcony on the east side and forms a supporting structure for the hipped roof, thanks to French windows from RI-windows, designed on both floors and decorative roofing and polystyrene dividing strips from JKR GROUP. The building has two main separate entrances and two secondary entrances. The main entrance to the family house is located on the first floor, there is a kitchen with access to the terrace, living room, sanitary facilities and a laundry room with access to the garden. The main entrance to the confectionery is also located at the first floor and is designed as a barrier-free. The patisserie has a storage room, toilet and kitchen for two staff. The second floor consists of sanitary facilities, rooms and bedrooms with dressing room and access to the terrace. In the basement there is a utility room, sanitary facilities, warehouses, a cellar and a gym. As part of the confectionery's operation, an outdoor parking space is designed for 3 cars and one space for people with disabilities and disabled people.

The subject of this bachelor thesis is a new building solution of a multifunctional house founded on the edge of „the Old“ Líšeň in Brno as a follow up to a panel development of the residential buildings from the 80’s years of the last century (so called „the New“ Líšeň). The design is based on the position on undeveloped steep slope overgrown by green vegetation, on the form of the surrounding buildings and also on needs for the creation of family housing as well as the needs of residents of the particular district. The suggested object includes two different units – the solution of eight flats, including one accessible flat with housing equipment and space for services – café and fitness centre. The multifunctional house consists of two above-grounf floors, basement and of the flat roof. It is located in the northern part of the slope, where is the best available from the traffic and besides provides a remarkable view on the city. The object creates a symetrical compact matter, which with each ground floor stands back, so that the spacious terraces could be established. The dominant of the project is a covered passage, which intersect the matter in the axis, so it takes a shortcut through the building. The place serves as a hotel-based, relaxing space constituted by fast-food stands and playground. The southern part of the covered passage continues in a hotel-based stairway allowing undisturbed recreation. The intention of the project is a formation of a compact unit, which separates the two operations, so that the layout of communication remains and the best orientation to all cardinal points is enabled. In the basement is situated the café with an outside terrace and fitness centre, both with the entrance from the southern side. In the other above-ground floor are to be found dwelling units accessible from the north on the covered exterior stairways. BUSINESS PREMISES ARE IN THE BASAMENT AND HAVE THEIR OWN ENTRANCE. THE OTHER STOREYS MAKE A LIVING AREA. THE BUILDING IS INTENDED FOR PERNAMENT HOUSING OF FOUR PERSONS. EXTERNAL LOADBEARING STRUCTURES ARE MADE OF CLAY BLOCKS. EXTERNAL WALLS IN THE BASEMENT ARE MADE OF CONCRETE BLOCKS. SPIROLL PANELS ARE USED FOR STRUCTURE OF CEILING. ROOFING IS MONO-PITCHED MADE OF TRUSS GIRDERS. THE DESIGN WAS PROCESSED IN 3D PROGRAM ARCHICAD.
